You cannot buy property in Spain without a NIE number. You cannot open a bank account, sign a contract, connect utilities, or pay taxes without it. It is the single most important document in your purchase process, and the good news is that obtaining one is usually simpler than most buyers expect.

What exactly is a NIE number?

NIE stands for Número de Identificación de Extranjero, or Foreigner Identification Number. It is a unique code assigned by the Spanish National Police to non-Spanish citizens who have economic, professional, or social interests in Spain.

Think of it as your fiscal identity in Spain. Without it, you cannot buy property, register a vehicle, open a bank account, sign a mortgage, or file a Spanish tax return.

The NIE format always includes a prefix letter, usually X, Y, or Z, followed by seven digits and a final control letter. Your NIE is permanent: it does not expire, does not change, and will be used for future tax and administrative procedures in Spain.

NIE vs TIE: The NIE is your identification number. The TIE is a physical residency card showing that number. Non-resident buyers normally only need the paper NIE certificate, while non-EU residents receive a TIE card.

When do you need a NIE?

When buying property on the Costa Blanca, you need your NIE before you can:

  • Sign a property purchase contract or Contrato de Arras
  • Open a Spanish bank account to transfer purchase funds
  • Complete at the notary and sign the title deed
  • Register a mortgage with a Spanish bank
  • Pay property transfer tax or VAT
  • Register the property in your name at the Land Registry
  • Set up electricity, water, internet, or gas contracts
  • Pay annual property taxes such as IBI or Modelo 210
Get your NIE before travelling to view properties. The most common mistake is waiting until you find a property. If you find the right home, you need to act quickly, and that is the worst time to wait several weeks for an appointment. Start early, ideally before your inspection trip.

Three ways to get your NIE

There is no fully online process for getting a NIE in 2026. At some point, there must be an in-person step, either in Spain, at a Spanish consulate, or through a solicitor with Power of Attorney.

Step-by-step: applying in Spain

  1. Book your appointment Use the official online appointment system, select the correct province and procedure depending on whether you are EU or non-EU. Check frequently, as cancellations appear.
  2. Download and complete Form EX-15 Fill it in using capital letters and make sure your name matches your passport exactly.
  3. Pay the fee using Form 790-012 Fill in the payment form, print it, and pay at a Spanish bank. You will need the stamped proof of payment.
  4. Prepare originals and copies Bring clean A4 copies of all documents. It is better to bring too many than too few.
  5. Attend your appointment Arrive early. The appointment usually takes 15–30 minutes. Depending on the office, you may leave with your NIE the same day or receive it a few days later.
  6. Activate the NIE as a NIF if required For some tax procedures, the tax office must activate your NIE as a fiscal number. If the notary or bank says it is “not active”, this is usually the missing step.

Common mistakes that cause delays

  • Waiting too long. Start at least 4–6 weeks before you need the NIE.
  • Not bringing enough photocopies. Many applications are delayed because copies are missing or unclear.
  • Selecting the wrong appointment type. EU and non-EU applicants often use different procedures.
  • Paying the fee incorrectly. A stamped bank payment receipt is often required.
  • Name errors. Your application must match your passport exactly.
