What It Really Costs to Maintain a Home on the Costa Blanca

By Sunset Homes · 8 min read · Updated 2026

A two-bedroom apartment near the beach costs around 2,000–3,000 € a year to run. A villa with a private pool, 4,000–7,000 €. Almost no buyer has those two figures in their head when they do the sums — and they’re what separates a holiday home you enjoy from one that goes back on the market within three years. Line by line:

Sample annual budget (2026)

  • 2-bed apartment in a community: 2,000–3,000 €/year, all in.
  • Detached villa with pool: 4,000–7,000 €/year.
  • Most underestimated line: the pool (80–150 €/month in upkeep).

Community fees

In residential complexes with a shared pool, gardens and lift, fees run 60–150 €/month. Resorts with more services (gym, security, spa) go past 200 €. Before buying, ask for the last two community meeting minutes: that’s where approved special levies and community debt show up — two things the seller rarely mentions and your lawyer should check during the due diligence.

Utilities: the surprise is the standing charge

Spanish electricity and water bills have a fixed component: you pay even when the house sits empty. Budget 40–70 €/month as a base for both in a closed-up home, and 120–200 €/month in summer with daily air conditioning. Internet, 30–40 €. A trick few owners use: if you visit 8 weeks a year, lower the contracted power (potencia) and cut the fixed bill by 20–30%.

Pool and garden: what makes the villa budget jump

A private pool costs 80–150 €/month with a maintenance company (chemicals, cleaning, pump). The garden adds another 60–120 €/month depending on size. It’s the structural difference between a villa’s budget and an apartment’s — and the reason so many villa owners end up renting out in season to cover costs.

Home insurance

Between 200 and 500 €/year. If the property stands empty for months, tell your insurer: many policies exclude water damage and theft when a home is unoccupied for more than 30 consecutive days undeclared. It’s small print that always surfaces at the worst possible moment.

The full number

Add these running costs to the annual taxes (IBI and IRNR) and you have the true cost of ownership. A typical apartment: around 2,500 €/year all in. A villa: 5,000–8,000 €. If those numbers fit your plan, the Costa Blanca still gives more for less than almost any coast in Europe — see the market report for the comparison.
